Housing prices surged in China's largest cities, including Beijing, as eager buyers snapped up posh homes to improve their standard of living. From the capital city to the southern hub of Guangdong, both the ultra-rich and the rising middle class got in on the action, buying luxury villas and causing prices to sizzle. But not everyone is feeling the heat – in smaller Chinese cities, markets have remained lukewarm.

Most of the high-end homes were sold in the suburbs of Shunyi and Daxing, home to many wealthy residents. But BA Consulting vice president Hu Jinghui says that China's middle class is also increasingly interested in luxury housing, spurred by increasing income and changing lifestyles.
